Caulking in the Sutherland Shire

Bathroom, kitchen, window and external sealing for houses, renovations and new housing across the Shire, from Cronulla and Kurnell to Menai.

Caulking across the Sutherland Shire, east to west

The Shire is part of our standard Sydney coverage, so caulking in the Sutherland Shire needs no special arrangement. It lies south-east of our Smithfield base, on the city's southern edge, with part of the Royal National Park inside its boundary.

Sutherland Shire Council's ward boundaries give a clear picture of how far it stretches:

  • East: Cronulla, Kurnell, Bundeena, Burraneer, Greenhills Beach and Woolooware
  • Central: Caringbah, Miranda, Gymea, Kirrawee, Sylvania, Kareela and Taren Point
  • West: Engadine, Heathcote, Loftus, Menai, Illawong, Barden Ridge and Woronora

Sutherland Shire caulking jobs in every one of those localities are covered. For other parts of the city, see where we work.

New housing in the Shire's centres

The council adopted its Local Housing Strategy 2041 on 21 July 2025, with Place Plans being prepared for the Miranda and Sutherland-Kirrawee centres first and Cronulla, Engadine and Caringbah to follow. New housing in and around those centres means more builders needing a caulking package for each home.

For a builder, that package is usually priced from plans or a takeoff and charged per lineal metre, taking in bathrooms, joinery, skirtings and the outside perimeters as one scope, whether the build is a house, a duplex or a row of townhouses. See caulking for new homes, and for builders running several homes at once, our residential caulking contractors page.

Inside family homes and renovations

Most Sutherland Shire caulking starts indoors. A renovation might take in:

  • The shower, the vanity and the edge of the bath
  • Stone or laminate benchtops and the splashback behind them
  • The laundry tub and the toilet base
  • Gaps where skirting boards meet timber, vinyl or tiled floors
  • Mirror cabinets, built-in robes and sinks

Sealants are colour-matched and resist mould, mildew and fungal growth while staying flexible as the house moves. Our internal caulking page covers the detail, and this article on renovation joint sealing shows where caulking falls in a renovation. Where an older bathroom has tired, stained sealant, the old material is cut out first under our remedial caulking service.

Windows, render and brick on the outside

Outside, the usual work is window and door perimeters, render joints and face brick joints. Outdoor joints in the Shire bake in summer sun and take the brunt of heavy rain, so the sealant has to stay elastic against brick, render and aluminium frames through both. Damp air is part of Sydney living, and this humidity guide explains why sound joints matter for it. More on external caulking.

Frequently asked questions

Can new sealant go over the old silicone?

No. Fresh sealant laid over an old bead has nothing sound to grip, so it peels away quickly and traps any mould underneath. Everything old comes out, the joint is cleaned, and incompatible or expired products are removed before the new bead goes in. That preparation is why a re-seal takes longer than people expect.

Can sealant be colour-matched to existing grout or stone?

Yes. Matching colours is standard on internal work. For stone, feature tiles or unusual grout, a sample of the sealant can be held against the surface before the joint is run. On a re-seal, the new bead is picked to sit with the grout and tiles you already have, so the repair does not read as a patch.

Can caulking be painted?

Some of it. MS sealants are often paintable, which suits render, cornices and exterior trims that will get a final coat. Silicone, the standard in showers and other wet areas, generally does not take paint. If a joint is going to be painted, say so when you ask for a quote so the right product is used and applied before the painter's last coat.

How do I get a quote for a small job in the Shire?

Use the website form, email or phone. The contact form asks for photos and accepts attachments, so a few clear shots of the joints usually tell us enough to price a small job or decide whether a visit is needed. WhatsApp works too. Small repair jobs are usually priced on the time they take.
