Caulking in North Sydney

Facade, window, wet-area and fire-rated sealing for offices, strata buildings and detailed homes across the North Sydney council area.

Caulking in North Sydney: the areas we work in

North Sydney is inside our normal Sydney coverage, so caulking in North Sydney is quoted and booked like anywhere in the metro area. The council area sits across the harbour from the city, east of our Smithfield base in Western Sydney.

North Sydney Council's local strategic planning statement sets out where the area's commercial activity sits:

  • The North Sydney CBD
  • The St Leonards and Crows Nest business cluster
  • Neutral Bay and Cremorne, along the Military Road corridor
  • The neighbourhood centres of Cammeray, Kirribilli, Milsons Point, McMahons Point and Waverton

All are covered, along with the residential streets between them. For anywhere else in Sydney, see the locations we cover.

Older office buildings and facade joints

The statement also notes a high proportion of B and C grade office buildings in the North Sydney CBD. On an older building, the existing sealant usually has to be assessed and removed before new material goes in. Typical faults on commercial facades include:

  • Discoloured, shrunken or cracked sealant on window and panel perimeters
  • Joints that have pulled away from one side, on tilt panels and expansion joints
  • Incompatible or expired sealants left by earlier trades

Remedial caulking covers that work, from a single failed joint to rectifying a whole elevation. Our applicators are trained for high-access facades. For new towers and refurbishments, see external caulking contractors; this piece on facade specialists covers why the trade is often let separately.

Apartment buildings and strata

The planning statement also identifies residential development encroaching on commercial uses as a pressure on the CBD, so apartment buildings now sit among the offices. For owners corporations and strata managers, caulking in North Sydney usually means re-sealing bathrooms, kitchens and laundries across many units, and balcony window and door frames. Our strata caulking page covers how that is scheduled.

Where pipes, cables and ducts pass between units, junctions may call for fire-rated sealing, using tested products installed to the maker's instructions.

Detailed homes on the Lower North Shore

Next door, our Mosman project for Toki Construction, completed in 2025, involved natural stone finishes, a wide range of colours and intricate detailing, with colour sampling done before application. Harbourside homes in Kirribilli, Cremorne Point or Waverton tend to call for the same care: sealant samples checked against stone, joinery and render before a joint is run.

How a North Sydney job is organised

  1. Send plans, a takeoff or photos, with notes on access, parking and lifts
  2. For remedial work, we walk the building to check the joints and the cause of failure
  3. The quote sets out the method and how it is priced
  4. Work is booked around tenants, other trades and building management rules

You will hear back with a quote within 24 hours.

Frequently asked questions

Which sealant suits an exposed facade compared with a bathroom?

They need different chemistry. Outside, we generally reach for an MS sealant, because it copes with the bigger movement in facade joints, holds onto concrete, brick, render and metal, and can often be painted. Inside, silicone is the standard for showers and other wet, flexing joints.

Can one apartment be re-caulked without doing the whole building?

Yes. Remedial work runs from small one-off fixes to whole-project rectification, so a single unit's bathroom or a few failed window perimeters can be done on their own. If the same defect turns up across several units, it is worth asking the strata manager whether a building-wide scope makes more sense.

Can new sealant match the colour of an existing facade?

Yes, that is the aim. On a partial repair, the replacement sealant is chosen and tooled to sit with the surrounding colours rather than stand out as a patch, and samples can be checked on the building before a full elevation is done.

Does access affect the price of North Sydney work?

It can. For larger work we set a metre rate or package from the quantity of sealant and the effort of getting to it, so lifts, loading docks and work at height all feed into the number. Smaller repairs are more often charged by time. Telling us about access early keeps the quote accurate.
