Caulking in the Inner West, Sydney

Joint sealing for Inner West renovations, older houses and the apartment buildings planned around its town centres.

Caulking in the Inner West of Sydney: our coverage

Yes, we work here. Australian Caulking Experts provides caulking across the Inner West of Sydney, one of the areas our service list names alongside the Eastern Suburbs, Northern Beaches and Western Sydney. Our base is at Smithfield in Western Sydney, so Inner West jobs sit to the east of us, closer to the city.

In local government terms the area is the Inner West Council area, which is divided into five wards covering Balmain, Stanmore, Ashfield, Leichhardt and Marrickville. We quote right across those wards.

Renovations and older houses

Inner West caulking on a renovation usually means a new kitchen or bathroom fitted into an existing house, where fresh tiles, stone and joinery meet walls and floors that are rarely perfectly straight.

On renovations we commonly seal:

  • shower, vanity and bath joints, plus tile-to-tile corners, as part of our bathroom caulking
  • kitchen benchtops, splashbacks and cabinetry edges
  • skirting and floor joints where new timber or vinyl meets an old wall
  • window and door perimeters after replacement frames go in

Our article on renovation sealing explains where caulking falls in the order of trades.

New apartments around town centres

Inner West Council's draft Our Fairer Future Plan 2 looks at delivering homes around town centres and transport hubs, with a mix of apartments, affordable housing and shop front housing, while protecting the area's heritage.

Buildings of that kind carry a long joint schedule: wet areas in every unit, joinery and skirting, external caulking to face brick, render and window frames, and fire-rated caulking to service penetrations where it is specified. For builders we price from plans or takeoffs and sequence the sealing around the other trades on a live site.

Who carries out the work

Australian Caulking Experts is a family-owned business started by two brothers. Applicators are fully insured and at home on busy sites, so a homeowner gets one specialist for every sealant joint in the renovation.

The work covers both residential caulking and repairs. Where earlier sealant has cracked, shrunk or pulled away, remedial caulking cuts it out and starts again instead of layering new sealant over old.

Frequently asked questions

Can you match sealant to coloured grout, stone or painted walls?

Yes. We use colour-matched sealants so the joint blends with the tile, stone or wall beside it. Where a room has several finishes, such as natural stone meeting a painted wall, colours are sampled against each surface before the work starts. Including photos with your enquiry lets us think about colours at the quoting stage.

Which sealant suits a bathroom and which suits an outside wall?

Silicone generally suits internal wet areas and joints that flex a lot. MS sealants suit external work, facades and high-movement joints, and are often paintable, which helps on a brick or rendered wall that will be painted to match. The final choice depends on the joint and its exposure.

When does old caulking need replacing?

Look for discolouration, shrinkage, cracking or a bead that has started to come away from the tile or frame. Good sealant on a well-prepared joint has a long life, anywhere from 10 to 20 years depending on movement and exposure, but once any of those signs appear it should be cut out and the joint resealed, not patched over.

How soon can work start?

A standard Inner West job can often begin a few business days after you accept the quote, though size and location play a part. Larger renovation or apartment packages are booked in around the build schedule so the sealing happens once the surfaces it depends on are finished.
