Fire-rated caulking for residential projects

For owners, strata committees and builders of apartment buildings whose fire-resisting walls and floors are broken by services and joints.

Fire-rated caulking for residential projects in apartment buildings

Fire-rated caulking for residential projects matters most in apartment buildings, where every unit shares walls and floors with its neighbours and the common corridors. Under the NCC, a Class 2 building contains two or more sole-occupancy units, each a separate dwelling, and one unit above another is never a Class 1 house. Australian Caulking Experts handles the sealing side for owners, strata committees and managers, and builders, as part of its residential caulking and fire-rated caulking services.

Fire doors and service penetrations between units

Two kinds of opening pass through the fire separation in a unit block:

  • Entry doorways: Part C4 of the NCC requires a doorway from a unit to a public corridor, public lobby or another unit to be protected, in Type A construction by a self-closing -/60/30 fire door.
  • Service penetrations: pipes, cables and ducts through fire-rated floors, walls and risers between units and common areas.

A required fire door must comply with AS 1905.1, which governs the door assembly itself. Australian Caulking Experts' fire-rated caulking for residential projects covers the services and joints: penetrations through walls and slabs, lift shaft and stairwell perimeter joints, and slab and wall-to-wall junctions. Where an inspection has flagged gaps around a fire door frame, send photos first so the right trade is identified.

Fire rated caulking certification in Sydney: what the paperwork rests on

Proof of fire-rated caulking for residential projects starts with the NCC: for both service penetrations and construction joints, the protection must be identical with a prototype tested to AS 4072.1 and AS 1530.4, or differ only as Section 4 of AS 4072.1 allows, with the required fire resistance level (FRL) backed by an Accredited Testing Laboratory report.

For an existing building, the ongoing check is the annual fire safety statement. The NSW strata safety guide says most strata schemes need one each year to verify that fire safety measures have been assessed and are working; the strata manager or committee organises it, which involves appointing an accredited fire safety practitioner.

How a residential job is arranged

  1. Send photos of the penetrations or joints through the contact form or WhatsApp.
  2. Plans or takeoffs are reviewed for a building under construction; an occupied building gets a site visit.
  3. Each opening is prepared, then sealed using a tested system exactly as its manufacturer directs.
  4. Smaller or detail-heavy jobs may be charged hourly or by the day, while larger packages are measured by the lineal metre.

New apartment developments

Fire-rated sealing often travels with a larger residential package. At Everose in Rose Bay, 30 high-end apartments for Stargate Property, the scope combined internal and external caulking, the brick facade's expansion joints and the balcony window frames with fire-rated caulking. Builders will find sequencing on the commercial fire-rated page, walls that also need sound sealing come under acoustic and fire sealing, and the post on NCC fire-rated compliance covers the code. Quotes for unit blocks come back within 24 hours.

Frequently asked questions

Is fire-rated sealant different from the silicone around a bath or shower?

Yes. A sanitary silicone is chosen for wet areas, mould resistance and flexibility, and is not part of a tested fire system. Where a service passes through a fire-resisting floor or wall, the NCC looks to a system tested as an assembly under AS 1530.4. The two jobs use different products even in the same bathroom.

What should the photos show when asking for a quote?

One wide shot showing where the penetration or joint sits, such as a riser cupboard, basement ceiling or stairwell, and one close-up of the gap, the service passing through and any existing sealant. Note the level and unit number. Where an issue repeats across floors, one set per type will do.

How soon can a residential fire-rated job start?

Timing turns on the job's size and the building's location. Standard jobs often get under way within a few business days. Strata jobs needing access to several floors, risers or a basement take more planning, so explain access when you first get in touch.
