Office fit-outs and commercial floors
A CBD commercial fit-out can be anything from a 30-metre run of joints on a single floor to a full building. The sealing usually covers:
- perimeter seals to glazing, doors and partition panels
- joinery, skirting, flooring and trims in tenancies and lobbies
- bathrooms and wet areas on each floor
- expansion and control joints in blockwork, concrete and FC sheeting

Fire-rated and acoustic sealing in towers
Multi-storey buildings carry a large share of passive fire sealing: penetrations where pipes, cables and ducts pass through, slab and wall junctions, and the perimeter joints of lift shafts and stairwells. We follow manufacturer guidelines, use tested sealant systems and prepare each joint before application. Strata buildings and remedial work
Existing CBD buildings, including residential and mixed-use strata, often need sealant replaced rather than installed. Typical strata remedial requests are failed facade joints, window and door perimeters that have shrunk or detached, wet areas in individual lots, and finishes left by previous trades that are not up to standard. Incompatible or expired sealants are removed before anything new goes on.

How CBD jobs are scoped
Our applicators carry insurance, follow the relevant WHS standards and have training for high-access, active job sites. Quotes for caulking in the Sydney CBD are built from architectural drawings, a takeoff or a walk through the building, and bigger commercial jobs can be priced on a project-specific metre rate or as a package, depending on how much there is and how easy it is to reach. Frequently asked questions
Do you work under the builder or directly for the building owner?
Both are possible. Builders, developers and project managers are our main clients, so on a new fit-out or tower we usually sit in the builder's trade schedule. For remedial work on an existing building, we often deal with the strata manager or owner directly, quoting from a walk-through of the affected joints.
Can sealant be matched to facade and interior finishes?
Yes. Colour-matching is standard on commercial projects so the sealant reads as part of the design rather than a line around it. Where a project has a finishes schedule, send it with the drawings. For remedial work, the new sealant is matched to the surrounding colours of the existing building.
Can external sealant be painted over?
It depends on the product. MS sealants, which suit external applications, facades and high-movement joints, are often paintable. Silicone is generally used in internal wet areas and high-flex zones instead, and is not usually a surface for paint. If a joint must be painted, tell us at quoting so the right product is chosen.
How large a job can you take on?
Jobs we take on run from a short fit-out of around 30 metres up to commercial projects of 3,000 metres.
