External caulking contractors for Sydney builders
Builders, developers and project managers looking for external caulking contractors in Sydney usually need one thing: a crew that can take a whole facade scope off their hands and finish it in step with the build. That is the work this page is about. If you are a homeowner sealing a few windows or a cracked render joint, our external caulking page is the better place to start.
Australian Caulking Experts works for builders on houses, apartment buildings and commercial caulking projects, with a team that scales up for high-volume work and fully insured applicators on every site.
External caulking services on new construction
Our external scope covers the joints that keep air, dust and weather out of the envelope:
- Concrete expansion joints, control joints and saw cuts
- Face brick and blockwork joints
- Render joints and Abel flex joints
- FC sheeting and tilt panel joints
- Alpolic and other cladding panel joints
- Dowel and movement joints
- Window and door perimeters, including balcony frames
- Fire-rated caulking at external junctions where specified
Sealants are chosen to resist UV, heat and moisture, stay flexible and adhere to concrete, brick, render, metal and sheeting.
Working as your construction caulking contractor
Facade sealing depends on the trades before it. A typical sequence on site:
- Windows, doors and cladding installed, and render cured
- Joint widths and depths checked against the specification
- Joints cleaned and primed where the product requires it, with backing rod set to the right depth
- Sealant applied and tooled, colour-matched to the facade for architectural consistency
- Each elevation finished before scaffold or access equipment is removed
Backing rod sets the sealant depth and stops the bead bonding to the back of the joint, so it can stretch as the building moves.
Access is planned with the builder from the start. SafeWork NSW notes that falls from heights are a primary cause of traumatic injuries and fatalities at NSW workplaces, mostly in construction. Our applicators are trained for high-access, active job sites. Our blog on cladding failure points shows what goes wrong when this stage is rushed.
Pricing an external package
As external caulking contractors, we price facade scopes off the elevations, a takeoff or an inspection on site, usually at a lineal metre rate. On large residential or commercial jobs, a package or tailored metre rate reflects the volume and the access involved, and jobs run from a 30m fit-out to a 3,000m commercial project.
Recent external work includes brick facade expansion joints and balcony window frames at Everose in Rose Bay for Stargate Property, a client of more than four years. On the commercial side, featured jobs are Northern Beaches Hospital (CPB Contractors) and The Royce Aged Care & Apartments (Richard Crookes Constructions). For trade packages beyond the facade, see our caulking subcontractor services. Send the drawings through and we will return a quote within 24 hours.
Frequently asked questions
Can you take over external joints another trade has already sealed?
Yes. Failed or non-compliant sealant on facades, tilt panels and expansion joints is cut out, the joint is cleaned and re-prepared, and a sealant rated for that joint's movement and weather goes in. Builders often bring in specialist external caulking contractors for this when a general trade has sealed a facade and it needs to be right before handover. Bigger rectification packages are handled through our remedial caulking service.
Which sealant goes on a facade?
It depends on the joint and the substrate. MS sealants are the usual pick for facades and joints that move a lot, and many can be painted to match a render colour. Silicone is generally kept for internal wet areas and high-flex internal joints. Where the architect or the manufacturer specifies a product, that specification takes priority. Our rendered walls guide covers render joints in more detail.
Do you take on external caulking outside Sydney?
Yes, selectively. Beyond Sydney, the crew travels for regional facade work in places such as Port Macquarie, Wollongong and Newcastle. Send the project location with your drawings and we will confirm whether we can resource it alongside our Sydney work.
