Caulking for commercial projects, stage by stage
Caulking for commercial projects is rarely a single visit. On a hospital, an aged care building or an apartment tower, joints become ready in waves as the structure, facade and fit-out progress, and the sealing has to follow them. Australian Caulking Experts works with builders, developers and project managers across Sydney to map that sequence early, as part of its commercial caulking work.
- Structure and services: fire-rated sealing around pipes, cables and ducts, slab joints and blockwork-to-concrete interfaces, once services are in and before linings or ceilings hide them.
- Facade: expansion and control joints in concrete, brick and blockwork, tilt panel and cladding joints, and perimeter seals to windows, doors and panels.
- Internal fit-out: bathrooms and wet areas, joinery, skirting, flooring and trims, sealed after tiling, stone and cabinetry are installed.
- Rectification: cutting out and replacing failed or non-compliant sealant left by earlier trades.
How the building type shapes the scope
The National Construction Code sorts buildings by use. Its building classifications list apartments as Class 2, shops and cafes as Class 6, hospitals and other health-care buildings as Class 9a, and aged care as Class 9c. The class decides which NCC requirements apply, so caulking for commercial projects of similar size can carry very different counts of fire-rated junctions, penetrations and stair and lift perimeters.
Sector sets the finish standard too: retail and hospitality fit-outs are judged up close by the public, while high-density residential repeats the same details floor after floor.
Construction caulking services in Sydney on large packages
The team scales for high-volume stages, and applicators are trained for high-access work and active sites where scaffold, hoists and other trades share the floor. Fire-rated joints follow the manufacturer's guidelines using tested sealant systems, covered in more depth under fire-rated commercial projects.
Colour matching keeps sealant consistent with the architecture across every level. Cure times need planning around painters and cleaners, as the post on curing times explains.
Featured commercial and multi-residential work
- Northern Beaches Hospital, delivered with CPB Contractors.
- The Royce Aged Care & Apartments, with Richard Crookes Constructions.
- Dwell, Bondi Beach for Stargate Property: a 50-unit development with full internal caulking, sealed window and door frames outside and fire-rated work in the basement, finished ahead of schedule in 2024.
- Everose, Rose Bay, also for Stargate Property: 30 apartments, with stone junctions inside and expansion joints in the brick facade.
Pricing a commercial package
Most caulking for commercial projects is measured in lineal metres, and a large job earns its own metre rate or package figure based on volume and access. Remedial or fiddly items can go on an hourly or day rate. We work from drawings, a takeoff or a walk of the site, and a clear scope of works keeps tenders comparable. Builders wanting a dedicated trade can read how subcontractor services are set up. Drawings sent in get a quote response within 24 hours.
Frequently asked questions
Does commercial caulking in Sydney replace waterproofing?
No. Waterproofing membranes are a separate trade, laid under tiles and finishes before the caulker arrives. Sealant closes the visible joints between materials so they can move without cracking and stay clean. A commercial scope should list both trades separately so neither assumes the other has covered wet areas, balconies or roof junctions.
How large a commercial job will you take on?
Australian Caulking Experts handles anything from a 30-metre fit-out to a 3,000-metre commercial project. Small jobs usually take one visit; larger ones are staged with the build. If your project sits outside Sydney, regional work in Wollongong, Newcastle, Port Macquarie and surrounding NSW areas is also considered.
How soon can a crew start on site?
For a standard commercial job, a crew can often be on site in a few business days, depending on scale and location. On a staged build, starts are booked against the site programme so the crew arrives as each area is released.
Which sealants suit commercial facades?
MS sealants are generally chosen for external applications, facades and high-movement joints, and many are paintable. Silicone is better suited to internal wet areas and high-flex zones. The final choice follows the specification, the substrate and the joint's expected movement.
